Email us at Office@levmgmt.com. After receiving a request, we will contact you to schedule a viewing. Please note that we are required to provide current tenants at occupied properties at least 24 hours’ notice prior to scheduled showings.
We want all applicants to either see the property in person or send a trusted 3rd party to view on their behalf. We understand that you may not have time to view the property. In this case, you can arrange for a friend or family member (3rd party) to schedule with us on your behalf. It's important to see the property instead of only looking at the photos. Applicants should check whether the property matches their expectations and needs.
Yes, you must sign a lease online or offline by appointment. All our properties initially come with a 12-month lease. It states the responsibilities of both sides covering the tenancy period.
You must schedule a viewing to see a unit, as we want to make sure it fits your expectations and needs. If you’re interested in applying, a leasing agent will provide a link to our professional screening company. Applicants must pay the application fee, provide identification and income verification to our screening company, and wait for the screening results. Screening results will take 3-5 business days. You must be at least 18 years old to apply. All application fees are nonrefundable.
If a security deposit is not required, any future damage above normal wear and tear, and any needed cleaning after moving out, will be billed to you. If a security deposit is required, it generally equals one month’s rent and may vary based on your application results. You’ll need to pay the full amount before move-in. We do not require last month’s rent in any scenario regarding security deposits.
Yes, all the tenants need to have renters’ insurance before moving in, unless they qualify for a renters’ insurance exemption. You have to show a renters’ insurance confirmation before getting the keys.
The pet policy depends on the terms in each specific management agreement with owners for their properties. Our property listings will specify if a property is pet friendly or not and pets are screened through our screening company. You must notify us of any pets before they move-in. When you are ready to have a pet or you want to add an extra one, please contact us first at Office@levmgmt.com for pet permission and for a link to have your pet screened. The screening company will charge a fee to screen pets.
Yes, but every roommate needs to be approved. They can get a roommate application by contacting us at Office@levmgmt.com. We will need to know who is requesting to be removed from the lease agreement (if anybody) and date these changes will be in effect. Roommate applicants must pay the application fee, provide identification and income verification to our screening company, and wait for the screening results. Failure to follow any of these steps violates the lease and could lead to termination.
Your rent is usually due on the first day of every month unless your lease agreement specifies otherwise. We offer a tenant portal that allows you to pay your rent online. Click here to access your tenant portal. You can use your tenant portal to view your account balance as well. Cash payments aren't accepted due to security reasons.

If we are notified by the 1st of the month, a one-time time only courtesy waive of late fees is given to all tenants for payments that come in by the 10th of the month. Beyond this, we aren't able to waive any late rent fees. Our late charge policy complies with Fair Housing Laws which require that we treat all tenants equally..
Rent increases usually happen after the lease term expiration. Of course, rent doesn't always increase. We continually analyze relevant market conditions and our property owner's requests and needs for their property investments.
Yes, you need to give written notice at least 30 days before terminating the lease regardless of the term of the lease and even if you are on a month-to-month lease.
All maintenance requests must be written. You can request maintenance through your tenant portal. Click here to access your tenant portal.
No, installing new locks on your own would violate the lease agreement terms. It's possible to install a new lock upon request and approval; this may be a tenant charge depending on the situation.
Emergencies threaten human lives and/or cause property damage. For example, a burst pipe flooding the home and a broken water heater are definitely emergencies.
If there's a need to enter the property, we'll notify you beforehand, such as a periodic inspection. There are many possible reasons for the entrance of managers or staff. For example, landlords may enter the home for emergency repairs. Also, they might allow insurance agents or inspectors to enter the property. But maintenance is preferably carried out when you are home and scheduled with you by our vendors.

Security deposits are held to enforce compliance of the terms of the lease. Claims made against the security deposit will be processed upon tenant's vacating the property.
